Featured Transaction: Glaukos Life Science Campus

IRA acquired a 159,746-square-foot, three-building office campus that was 100% leased to Glaukos Corporation (NYSE: GKOS), an investment-grade ophthalmic pharmaceutical and medical technology company. The property presented a strategic opportunity to support Glaukos’ long-term operational expansion and transition into a fully integrated life science campus.

Glaukos identified the site for a comprehensive renovation to reposition the campus as its in-house laboratory facility, incorporating wet, chemistry, and dry lab functions, while maintaining its administrative headquarters in Buildings 2 and 3. Following closing, IRA worked closely with Glaukos to facilitate the buildout of approximately 28,000 square feet of highly specialized laboratory space, including nine clean rooms designed to meet stringent research and production standards.

The broader redevelopment program also included the creation of a one-acre landscaped park, a cafeteria, fitness center, and modern conference facilities — transforming the property into a premier, amenitized life science campus aligned with the tenant’s innovation-driven mission and long-term growth objectives.
